How we're different
Two ways to get you covered
Most commercial insurance agencies fit one of two molds. Captive agents are limited to a single carrier; when their carrier doesn't fit your business, you have to start over with someone else. Broker-only agencies have access to many carriers but typically lack a deep relationship with any one of them, which can make day-to-day service (renewals, endorsements, claims) feel like dealing with a different stranger every time. The Jennifer White Agency is different.
Farmers is our primary placement market and gets first crack at every commercial risk. About 70% of our commercial placements go through Farmers, where we have direct underwriting access, competitive rates, and a stable carrier relationship that handles the day-to-day well. The other 30% go through the 20+ brokered carriers we work with, for situations Farmers can't fit.
Our license and carrier appointments cover the entire state of California. Most of our commercial book is local to the Central Coast, but SLO County operators with locations elsewhere in the state, and California businesses anywhere who find us online, are part of our book too.

What we write
Commercial coverage types
Every business needs a different mix. Most of our commercial clients carry some combination of these:

General liability (GL)
Covers third-party bodily injury and property damage caused by your business operations. The foundational liability coverage almost every business needs. Common limits: $1M per occurrence / $2M aggregate, sometimes higher depending on contracts and exposure.

Business owners policy (BOP)
Bundles general liability and commercial property in one policy at small-business pricing. The right starting point for most retail, office, and service businesses with a physical location.

Workers' compensation
Required in California for any business with employees (with very narrow exceptions). Covers medical bills and lost wages when an employee is injured on the job. Premiums are based on payroll and class codes; we can quote and walk through the audit process.

Commercial property
Covers your building (if you own), business personal property (equipment, inventory, fixtures), and business income (lost revenue if you can't operate). Earthquake and flood are typically separate add-on policies; we quote both alongside the main property policy.

Commercial auto
For vehicles your business owns, leases, or rents. Different from personal auto in liability limits, who's covered, and how non-owned vehicles (like an employee using their car for work) are handled.

Professional liability (E&O)
Covers claims that arise from professional advice, services, or work product. Essential for consultants, accountants, attorneys, design professionals, healthcare practices, and any business where clients pay for expertise.

Cyber liability
Covers data breach response, ransomware, regulatory fines, and business interruption from a cyber event. Increasingly recommended for any business that handles customer data, processes payments, or depends on connected systems.

Commercial umbrella
Adds an extra layer of liability coverage on top of your underlying GL, auto, and employer's liability. Common for businesses with above-average exposure (vehicles on the road, public-facing premises, contracts requiring high limits).

Crime & employee dishonesty
Covers losses from theft (cash, securities, inventory) by employees or third parties. Often required by lenders or contracts.

Key person life
A life policy on a critical employee or owner, with the business as beneficiary. Buy-sell funding, succession planning, and continuity protection if a key person passes unexpectedly.

Industries we work with on the Central Coast
Our commercial book reflects the Central Coast's economy. Agriculture-adjacent businesses, hospitality, professional services, real estate, contractors. Some examples:
- Professional offices (attorneys, accountants, medical practices, consulting firms, design professionals). BOP plus professional liability, with cyber where the practice handles sensitive data.
- Retail and small storefronts. BOP for most, with crime coverage where cash handling is significant.
- Restaurants and hospitality. Property, GL, liquor liability, workers' comp, and the tip-credit and seasonal-staffing wrinkles that make payroll-driven coverages tricky.
- Contractors (general, electrical, plumbing, HVAC, landscaping, painting). GL, workers' comp, commercial auto, tools and equipment coverage, and the bonding-adjacent paperwork that comes with active job sites.
- Multi-property landlords and commercial real estate. Single-policy or scheduled property coverage for rental portfolios, plus GL for owner liability.
- Wineries and tasting rooms in the Edna Valley, Westside Paso, Santa Maria Valley, and beyond. Property, GL, liquor liability, workers' comp, commercial auto for delivery and event vehicles.
- Other / specialty. Business types Farmers can't fit often end up with a brokered carrier through us. We don't turn them away.
How we work
How a commercial quote actually goes
Commercial insurance has more variables than personal lines. The first call usually does more of the listening than the talking.
We start with a conversation about your operation: what you do, who works for you, what you own and what you lease, what contracts require what coverage, what's been a near-miss in the past. From there we quote through Farmers first. If Farmers writes your business, that's where it goes. If Farmers can't fit it, we move to the brokered carriers who can.
We are straight about it when the math doesn't favor us. If a competitor would actually serve you better, we'll say so. The trust we build doing that is worth more than any single policy.
